01 Terms of Booking

By placing a booking/reservation with Sirens Hotel, LLC d/b/a River Sirens Hotel (hereinafter, collectively “us”, “our” or “we”), you and your booking party (guests) agree to all our following terms and conditions, as set out herein, and which may be modified from time to time without notice to you. During your stay, you also agree to abide by all our terms and conditions, including any amendments or modifications which may be made without notice to you. If you have any questions about booking with us, please contact us before making a booking. To place a booking with us, the lead guest must be at least 21 years of age. The maximum number of guests staying per room is illustrated in the room occupancy details on the website. The person making the booking and/or the lead guest may be held responsible for cancellation, non-arrival, and damages as set-out within, the determination of which shall be made at our sole and absolute discretion. Only the lead guest, the named booking party, and all registered guests may use the property and its facilities; any third-party visitors are only allowed access at our express permission. We will process 100% of the payment 2 days before check-in. Payments can be made online or over the phone using a debit/credit card. All guests agree to respect the privacy and peace of all other guests, occupants, neighbors, and owners. We reserve the right to cancel or immediately terminate an existing reservation if guests are not honoring this agreement or causing a disturbance/nuisance to others.

02 Check in & Check Out

Check-in begins at 3:00 p.m. on the day marked for arrival and Check-out is at 10:00 a.m. on the day of departure, both as documented by us.

11 Damages & Lost Property

We reserve the right to charge the lead guest or booking party for any damages caused through the course of a booking by any member of the booking party or any third-party guest invited to the premises by the lead guest and/or booking party. This includes breakages, spillages, stains, damage to furniture or fixtures, fittings and payments for any unsatisfied amenities or room service charges. Any accidental damages should be reported as soon as possible to minimize damage and associated costs. Any cups, plates, pots, pans, towels, or items from the minibar taken will be charged to the lead guest and/or booking party. All such charges may, at our option, be applied to the credit/debit card on file with us. If discovered, any lost property left behind by guests during a stay will be held for one month. While we will do our best to reunite lost property with its owner, we accept no responsibility to replace or return lost items and we encourage guests to ensure they have all their belongings before checking-out. We may offer to post lost items via recorded delivery at the property owner's cost; otherwise, collection can be arranged. In the event we are compelled to commence any collection efforts or lawsuit against you, the lead guest or the booking party, each agrees that jurisdiction and venue shall lie exclusively with the Franklin County Circuit Court located in Franklin County, Missouri. Further, you, the lead guest, the booking party and each other guest agree that we shall be entitled to an award of all litigation expenses, including attorney fees incurred in pursuing such collections or lawsuits (or defending from such lawsuits), whether or not litigation is commenced.

12 Smoking

The use of tobacco and vaping products is strictly prohibited on the premises, including on all balconies. This prohibition applies to all tobacco products, including but not limited to cigarettes, pipes, cigars, snuff, or chewing tobacco. Smoking is only allowed outside, on the parking lot or sidewalk and as designated by us.

13 Pet & Service Dogs

03 Early Check in & Late Check Out

Early check-in is allowed (if availability allows it) at no charge from 1:00pm-3:00pm. Before 1:00pm is $25. We can not promise or be held responsible if your room is not ready for an early check-in. Late check-out is allowed (if availability allows it) at no charge from 10:00am-12:00pm. Any late check out after 12:00pm will be charged $25, any check-out after 3:00pm will be charged another night stay. All early check-in and late check-outs must be requested via text, email, or phone call.

04 Cancellation, Refunds & Non-Arrival Conditions

Guests who need to cancel a booking should contact us as soon as possible.

  • Cancellation made before 3:00pm two days before (48 hours before) check-in will receive a full refund.   

  • Cancellation made before 3:00pm the day before (24 hours before) check-in will receive 50% refund.  

  • Cancellation made after 3:00pm the day before (23 hours before) check-in will receive NO refund. 

  • Non-arrival guests, who are unable to attend or fail to attend for whatever reason forfeit any refund.  


In the rare event we need to cancel your booking with us, please be aware that we cannot be held liable for circumstances beyond our control and that our liability to you is limited to the refund of any payment already made.
Our Right to Cancel Reservations We reserve the right to cancel any booking without compensation, refund, or reimbursement if the terms of these conditions are breached. We also reserve the right to terminate your reservation prior to the day marked for your departure, without refund to you, for any violation of these Terms and Conditions.

06 Reservations

 You may only use our website to make legitimate reservations or purchases for yourself and your invited guests or an individual for whom you are authorized in advance to act on behalf of. Unless you have obtained prior written permission from us, you may not use our website to make reservations or purchases for other purposes, including without limitation for purposes of reselling rooms or reservations, posting, marketing, advertising, or otherwise distributing rooms, reservations, or availability (including without limitation on third-party websites), making false, fraudulent, or speculative reservations, reserving rooms in anticipation of demand, or making reservations for commercial purposes. Reservations made in violation of these Terms and Conditions may be canceled without notice at our sole and absolute discretion and without refund to you.

07 Our Right to Cancel Errors &/or Mistakes

Our website may contain technical inaccuracies and typographical or other errors in connection with information displayed on the website, including without limitation rates, fees, or availability applicable to your transaction. We assume no responsibility or liability for such errors, inaccuracies, or omissions. We have the right not to honor reservations or information affected by such errors, inaccuracies, or omissions. We have the right to make changes, corrections, cancellations, and/or improvements to such information or reservations based on such information at any time, including after confirmation of a reservation.

08 Promotional Information

 Our website may display or provide information regarding specific programs, offers, or promotions (“Promotional Offers”). Any such Promotional Offer is subject to its specific terms, conditions, and restrictions. Please refer to and read carefully the terms, conditions, and restrictions of each Promotional Offer. We reserve the right to alter or withdraw any Promotional Offer at any time without notice. Each Promotional Offer is void where prohibited by law.

09 In-Room Mini-Bar Services

For guests who will be purchasing alcoholic beverages from the in-room minibar they must be of legal drinking age to consume alcohol. You agree that we may charge you (including the credit/debit card on file), without further notice, for all beverages, snacks or products removed from the minibar during your stay, whether consumed or not, and whether such removal or consumption was by you or your guest.

10 Wi-Fi Fair & Appropriate Usage Policy

Where Wi-Fi Internet access is provided, guests agree to use this access fairly, appropriately and in conformity with all applicable laws and the terms and conditions of our internet provider. We may monitor network performance and user usage to maintain a fair and high service level to all our guests. The Internet access provided is intended for general use, such as access to the world wide web, email, messaging, social media, and light video/music/media streaming. It is not intended or ideally suited for heavy media streaming, online gaming, or extensive downloads/uploads. Access to illegal activity or use of our network for unlawful activity is prohibited and will be reported to local authorities. In the event illegal, improper, or inappropriate activity is discovered, or if our internet provider identifies a violation of its terms and conditions of usage, you agree that we may share any and all information with the relevant authorities, entities or parties to identify the individual(s) conducting such activity. You agree, on behalf of yourself and your guests, that we have no liability for any actual or alleged privacy violations. Any charges, fines or fees incurred by use on account of your use will be billed to you, including by charging the credit/debit card on file with us. 

 We accept dogs and/or cats for $25 per pet, per night. Any damage caused to the hotel by the guest’s pets will be charged for the replacement and/or repair thereof. You are responsible for the conduct and behavior of your pet(s). Your pet must be leashed at all times while on the premises and you are required to clean up after your pet, especially their droppings. You are responsible for any injuries or damage to persons or property caused by your pet and you agree to indemnify us, our directors, officers, members, owners, shareholders, agents, employees and servants for any damage or liability arising out of or connection with the actions of your pet, including litigation expenses and attorney fees incurred as a result thereof. You also agree to furnish proof of updated shot and vaccination records for your pet upon our request.

14 Parking

Where on-site parking is provided, guests agree that they park their vehicles at their own risk. Security cameras are on site and we will strive to maintain a secure area, but we make no guarantees or promises related to the quality or condition of security. We are not responsible for any lost, stolen, or damaged vehicles/items.

15 Your Personal Details & Privacy

 We may store and retain your personal information, as provided through the booking process. You agree that any entries you make to an on-site guest book, if available, through our website, or as otherwise provided to us will not contain personal information or details you would not want to be disclosed.Your Responsibilities and Assumption of Risk. Your Responsibilities. You are responsible and liable for your own acts and omissions and are also responsible for the acts and omissions of anyone you invite to join or provide access to any accommodation, experience, or other service provided by us. For example, this means: (i) you are responsible for leaving an accommodation (and related personal property) in the condition it was in when you arrived, and (ii) you must act with integrity, treat others with respect, and comply with all applicable laws at all times. If you are booking for an additional guest who is a minor or bringing a minor to a service provided by us, you must be legally authorized to act on behalf of the minor. You are solely responsible for the supervision of that minor. Your Assumption of Risk. You acknowledge that many activities carry inherent risks and agree that, to the maximum extent permitted by applicable law, you assume the entire risk arising out of your access to and use of our facilities and services, participation in any experience, and use of any service or interaction you have with our staff and/or guests, whether in person or online. This means it is your responsibility to investigate a service to determine whether it is suitable for you. For example, certain services may carry the risk of illness, bodily injury, disability, or death, and you freely and willfully assume those risks by choosing to participate in those services.

17 Accident or Injury

River Sirens Hotel has a general duty to exercise reasonable care in maintaining safe premises for our guests. We have an additional commitment to exercise proper care in operating the hotel business. However, River Sirens Hotel does not accept any responsibility for accidents or injuries to guests or invitees of guests while on our premises. Any guest entering our hotel accepts this risk.

18 Class Action Waiver

You agree that you will not file a class action against River Sirens Hotel or Sirens Hotel LLC or participate in a class action against River Sirens Hotel or Sirens Hotel LLC. You agree that you will not file or seek a class arbitration or participate in a class arbitration against Rivers Sirens Hotel or Sirens Hotel LLC.

19 Governing Law

These Terms and Conditions shall be governed by, construed, and enforced in accordance with the laws of the State of Missouri, United States, without regard to its conflicts of law rules. The exclusive jurisdiction for any dispute pertaining to these Terms and Conditions, your stay with us, or River Sirens Hotel in general shall be in the Circuit Court for Franklin County, Missouri. YOU HEREBY WAIVE ANY RIGHT YOU MAY NOW HAVE OR HEREAFTER POSSESS TO REQUEST A TRIAL BY JURY. You agree that the waiver of your right to trial by jury and the agreements pertaining to jurisdiction and venue are made knowingly, intelligently and with full understanding of the legal consequences thereof.

20 Litigation Expenses

You agree that should any litigation be brought by you and against us, or by us and against you, as it pertains to your stay, use of our premises or these Terms and Conditions, that we are entitled to an award of our litigation expenses, including attorney fees.

21 Indemnification

Should any guest, third-party guest or invitee of yours file or submit any claim, demand, cause of action or lawsuit against us for any damage, harm or injury, you agree to indemnify us to the fullest extent permitted by law, including the payment of all litigation expenses and attorney fees, whether or not suit is actually commenced.
